A Shellharbour resident encountered a serious and worsening problem with water ingress. Rainwater from two adjoining higher properties began to flow into their yard, penetrating beneath the home’s foundation. This intrusion led to damage to the flooring, promoted rising damp, and encouraged mould growth within the house, jeopardising recent renovations.

How Can You Identify Signs of Water Intrusion?

The water ingress originated from both surface runoff and subsurface water travelling downhill from the back and side yards of neighbouring properties. Without adequate drainage to intercept this incoming water, it was compelled to flow underneath the house, resulting in significant problems.

Establishing an Effective Drainage Solution

CS Plumbing designed and implemented a gravity-fed French drain system aimed at capturing and redirecting water before it could penetrate the home’s foundation.

The project comprised several critical components:

  • A French drain system specifically constructed to collect both surface and subsurface water from neighbouring properties, channeling it through gravity to a concrete pit.
  • A 100mm PVC pipe extending from the pit to the curb, featuring precisely drilled holes for optimal water discharge.
  • Three new, larger-diameter Colorbond metal downpipes replacing the original smaller ones, linked to new 100mm PVC piping that directs water to the curb.
  • A sturdy retaining wall system established along the boundary, utilising concrete sleepers and galvanised steel posts, with auger holes drilled by an excavator to create a solid barrier against water from the adjoining yard.
  • Efficient soil removal conducted on-site with a dumper to ensure effective site management.

What Measures Guarantee Effective Water Management?

The newly installed system now effectively captures both surface and subsurface water at the property boundary, ensuring it is redirected away from the home. The homeowner has secured a durable, low-maintenance solution that protects their foundation, flooring, and investment in renovations.
